If you are in receipt of any form of benefits or non standard income, it is advisable to have copies of all relevant documents ready for our staff to review prior to viewings being organised. Once again this process quickens the process and ensures you are shown properties that will consider your own scenario or income.

VIEWINGS

When contacting our offices for viewings, please be assured of our attention however access is not always possible immediatly. Staff will do their up most to provide you with aproximate timescales for viewings to be conducted.
To quicken the process for you, our staff may also provide you with a list of areas with suitable properties for you to "drive past" and consider. Using this and the website should help you narrow your search and reduce your wasted time on appointments for unsuitable areas etc.
RESERVING A PROPERTY
--------------------------------------
If you find a home you like and the landlord is happy with your general scenario, then you will pay a holding fee (normally £100) to reserve the property, this added to your first months rent & deposit when you move in so just think of it as some rent in advance. There may also be a referencing fee due payable to KS at this point to
TENANCY AGREEMENT & SIGN UP
---------------------------------------------------
Some of the properties on our rental list are under our Full Management Service, which means KS will be your main point of contact for rent, maintenance and all other relevant issues. We will also conduct your inspections and submit your deposit to a regulated scheme (as required under legislation).
Some of our available stock is under our TenantFinder Service, If your new home is managed soley by the landlord, we will make you aware of this prior to you placing down your holding fee for to reserve the property. We will also put you in contact with your proposed new landlord so that you have peace of mind. KS will then conduct references, complete your tenancy signup and submit youor deposit after which you will deal with the landlord direct.
